In the State of California, Landlords must go through an “unlawful detainer” (eviction) court process to evict any tenant – no self-help lock-outs. They must provide a formal written notice, followed by filing an Unlawful Detainer lawsuit and serving the tenant. There is no lock-out unless the court has entered judgment and the Sheriff has posted a notice to vacate.
